Las Vegas Buyer Resource: You Cannot Know Everything

It is impossible to know everything that will happen when you are buying a home.  Closing costs, interest rates, HOA rules and regulations, the condition of the home ... it goes on and on .... are all items that are generally not known when you first start looking at homes (or even when you are under contract at times).

It is important to go with the flow of the deal and know that eventually you will pin down all of the details.  One day can look like a total disaster then the next everything magically works itself out.

The key is to keep in communication with the people helping you in your home purchase.  Your real estate agent, escrow officer, home inspector, loan officer, insurance agent are all here to help you get through these stressful times.  Let them know what issues are important to you so they can try to get the answers as soon as possible.

Keeping quiet doesn't solve anything.  Speak up - after all in the end it is your money and you make the decisions.

Las Vegas Gated Community with Community Pool

Today we go to the SW part of town to Lamplight Cottages (see slideshow below).  This is a Las Vegas gated community in zip code 89113.  Beautiful community with green space, community pool and spa for residents, and play area for the kids.  Unique homes with front porches and cobblestoned driveways.

This Las Vegas gated community is minutes from St. Rose Hospital - St. Martin Campus and  Arroyo Crossing Shopping Center. You are approximately 15 - 20 minutes from The Strip and McCarran Airport.  Great location.

Ahh, You Are Making Me Blush!


 Happy Valentine's Day!!!  

The Mapanao family had a LONG wait (short sale) with a few hiccups along the way (extensive repairs needed on home).  Luckily, all went well and they are finally in their new home!

        Loan Modification Now Available for Second Mortgages

        The Making Home Affordable Program has now expanded to include second mortgages. Under this Second Lein Program, modification of the first mortgage will reduce the payment on the second lien.

        Las Vegas Housing Stats - October 2008

        The October stats are out! Here they are for your enjoyment.

        Single Family Residential:
        The number of available homes for sale in October 2008 was 22,929 (again, not much of a change).

        The number of new resale home listings in October was 5,551 a increase of approximately 3% over September 2008. This is approximately 6% more than the same time last year.

        The number of sold home listings (2,718) decreased by 2 percent over September 2008. It was a 179% increase over the same time last year. Approximately 47% of these homes had been on the market for 30 days or less. The median price of the sold homes during October 2008 was $190,000. This is approximately 30% less than the same time last year.

        Condos/Townhomes:
        The number of available condos/townhomes for sale in October 2008 was 5,531.

        The number of new condo listings in October 2008 was 1,235 an increase of approximately 10% over September 2008 and a increase of approximately 7% over October 2007.

        The number of condo/townhomes sold in October 2008 was 414. About 38% of these condos or townhomes sold in 30 days or less. The median sold price of the condos or townhomes during October 2008 was $109,575. This is approximately 36% less than the same time last year.

        Window to Negotiate with Sellers is Closing

        Dan Green, mortgage guru, says:

        There are a few reasons for home supply dip:

        1. Home buyers are keenly aware of the negotiation leverage they have over sellers and they know how to use it
        2. Banks are getting good at selling foreclosed homes

        These two elements combined to help homes sell like hotcakes during what is typically a "slow" month in real estate, boding well for the housing market going forward. The figures are consistent with the other housing data from last month that showed more homes under contract and more homes selling.

        I know what he means about "slow" month. My month so far has been busy, busy, busy. Buyers are flocking to town in what is usually my time to catch up and work on my Web site.

        Seller Downpayment Assistance Ends Soon

        Time may be running out to purchase a new home if you are planning on asking the seller for downpayment assistance. The recent housing bill eliminates seller assisted funding for Federal Housing Administration backed mortgages. After September, the only no down payment mortgage left will be VA loans. Right now, we are watching and waiting for seller downpayment assistance to be revived.

        We know of a few home builders in town who might be able to help you. Contact us and we will register you with those builders (assuming something is available when you contact us). Don't wait because we need to get the process started in order to qualify you for the seller down payment assistance.

        Meanwhile, if you are waiting for the prices to drop more - don't. Don't try to time the market because no one knows what will happen. It is a buyer's market and you should be buying. Don't let your current fears of pricing hurt you. If you find a house you love - a home you can enjoy and grow in. Buy it. Make the best deal you can possibly make and start enjoying your new home. Buy when you have the power - NOW.

        Mortgages Are Getting More Expensive

        Fannie Mae has recently announced changes that will make getting a home mortgage more expensive. These changes included added fees, eliminating Alt-A loans by the end of 2008, and charging a high risk premium for buying loans.

        In addition, banks have been steadily freezing, eliminating, or cutting off home equity lines of credit. Even people with good credit are finding their rates increasing,limits being lowered, and higher down payments being required.

        What does this mean to you?


        It means your mortgage could cost more. It could also mean the mortgage you thought you had today may be gone tomorrow. Buyers who are waiting to see if pricing will go down further could find they missed their chance due to rising financing costs and discontinuation of their loan program or home equity line of credit.

        Now is a great time to purchase a home in the Las Vegas area. There are some fantastic opportunities. I know that some of you didn't buy when we were booming because the prices went far out of your reach. Prices are now well within your reach. What are you waiting for? Now, is the time to act.

        Las Vegas Country Club

        Looking for a Las Vegas guard gated community located just off The Strip? Las Vegas Country Club will fit the bill.



        This Las Vegas community offers a private golf course and many different types of homes: standard condos, high rise condos, townhomes, and single family residential.

        Pricing in this community ranges from the low 90's (for a studio condo) up to 2 million dollars. Generally the community was built in the 70's (although there are some homes built in the 90's).

        Ardiente, a Las Vegas age restricted community, has reduced their base price on homes. The price reductions range from $37,090 to $53,090. The builder is also paying for three years of homeowner association dues and are giving buyers $10,000 towards closing costs.
