Sometimes too many choices can cause buyers to become overwhelmed. They feel they need to look at everything in case they "miss" the right home. The reality is if you take this approach you will miss your perfect home. Chasing after every home on the market is a waste of your time and will cause you endless frustration.
You can avoid all this stress with a little bit of thought and preparation. This week, I will discuss some steps you can take to assure yourself you will not miss out on your perfect home.
What do you Want?
The first thing you need to do is figure out what you want in your new home. There are seven basic criteria you must decide upon before looking at any homes. The seven basics are:
1. Price Range
This is the most important criteria. You need to speak to a lender to determine your monthly payments, downpayment amount, closing costs, and what loan program works best for you. Online mortgage calculators are okay to get ballpark figures. However, serious buyers sit down with a mortgage professional and get all of the facts before looking at any homes.
2. Bedrooms
How many do you need? Do you need a dedicated office space? Do you need a guest room? Do you want a loft or den space?
3. Bathrooms
This one is pretty straightforward. Do you need a guest bath? Do you need two sinks in the master bathroom? Do you want a separate tub and shower? Small items for some, but maybe not you.
4. Type of Home
Sometimes the type of home is determined by your price range. Regardless, you need to determine whether you want a condo, townhome, or single family residential home.
5. Levels
Single story or two? If a condo - which level do you want to be on?
6. Area of Town

7. Square Footage
How much room do you need within your walls?
Having a clear view of the above seven items will put you ahead of most buyers in today's market. However, this will still leave you with tons of choices and a huge headache. The next blog post will give you some other items to consider.
